PROJECT NARRATIVE

The building was conceived as a purpose-built laboratory and office environment capable of accommodating a variety of biotechnology and research tenants. The project involved the design and build-out of flexible laboratory and office space within a new twelve-story life science building, with the team working with Trammell Crow to optimize the facility for life science use while preserving leasing flexibility for future occupants.

The tenant improvement scope included approximately 21,700 to 25,650 square feet of flexible, multi-tenant laboratory space, designed to support a range of laboratory users through adaptable planning strategies and infrastructure. One floor was designed to accommodate either two separate tenants or a single-tenant layout as market demands evolve. Laboratory environments incorporated movable bench systems and overhead utility distribution for power, data, and laboratory gases, allowing tenants to reconfigure spaces with minimal disruption as research programs change.

The team evaluated laboratory functionality, building systems, loading dock operations, shaft locations, circulation, and tenanting scenarios throughout planning and design, working alongside the owner, brokers, and consultants to help position the building to attract life science tenants while supporting a broad range of research and development activities. Additional laboratory floors were subsequently advanced within the same development, building on this multi-tenant laboratory build-out and applying laboratory planning expertise to support tenant attraction and long-term building value.
