PROJECT NARRATIVE

Two separate projects were designed and managed concurrently within the same building: a 6,500-square-foot chemistry lab and office build-out on the second floor, a 12,500-square-foot office renovation on the third floor, and a central break area serving the entire second floor. Working closely with the client's scientists and facilities team, the design team fit 16 fume hoods into a compact footprint and coordinated the addition of rooftop supply and exhaust fans to serve the resulting HVAC demand. The design team also acted as a steadying presence between landlord and tenant through lease negotiations and space planning, helping the deal come together.

On the second floor, the client wanted to place more fume hoods than the lab space was originally built to hold. The design team reworked the layout to accommodate the desired capacity while still providing adequate circulation and space for workbenches and lab storage. On the third floor, the central break room and large conference room needed to accommodate a significant number of people, and because the build-out connected an existing portion of the office to new space, the team placed the break room at the center of the building for ease of access and circulation. Working closely with the interior designer, the team delivered a space that was open, inviting, and sound-absorbing, benefiting the nearby offices and work areas around the floor.

Cost savings were achieved by maximizing the number of usable desks and offices to accommodate more people, as well as by coordinating with the MEP team to efficiently locate fume hoods and other lab equipment on the second floor.
