In early 2021, BA was approached by Beacon Capital, the new owners of an existing Building at 3005 First Avenue in Seattle, to work with them in updating their building to accommodate the conversion of the existing vacant suites into spec labs and to update the building to comply with current life safety and energy codes. To date three of the Spec Lab suites are finished and occupied and we are currently working on the fourth Spec Lab – Suite 101. Suite 101 is 6,300 s.f. and has been programmed to be 60% laboratory and 40% administration. Since this is a competitive market, the building owner decided to furnish both the laboratory (with lab benches) and the administration areas. Sara worked with the client and vendors to coordinate the finishes and furnishings for the entire suite. Since the laboratory and office area were separated by a glass wall, it was important that there was a continuity of design for the entire suite. It is also important that the “staging” of the suite attracts potential tenants. Judging by the fact that we continue to be the design team of choice, we have been successful. This suite is expected to completed and ready for occupancy by the end of the year. ----------------------- At the request of the SDCI, a portion of this space (the entire lab) needed to be converted into a control area, which required enclosing the space with a 1-hr fire separation. In order to maintain the aesthetics of the space, we were able to find 1-hr rated glazing with butt joints separating the open lab from the open office areas. ------------------------ As part of the project, considerable mechanical work including new exterior wall vents were needed. Also, due to upgraded utilities, the ceiling height was limited to 8’-0” which required additional coordination with some of the equipment vendors to procure non-standard fume hoods, etc.
