PROJECT NARRATIVE

When this project was initiated, Lyell was interested in placing a small clinical manufacturing facility on the second floor of the building. BA performed several space plans to determine the feasibility of this plan; however, Lyell opted to not proceed with developing the space at that time. Subsequently, the building's landlord tasked the design team with planning the floor as a spec lab suite for up to three tenants. The design team proceeded through permit documents under this assumption; however, in a serendipitous twist, Lyell later decided to pursue additional R&D space and—with a few modifications—ended up leasing the original space.

The primary challenge for this project was to document all the existing lab equipment and lab furniture (workbenches, tables, casework, etc.) to use as much of the current inventory as possible and minimize the number of new purchases for the client. The design team provided cost savings by working with the client and contractor to identify the current inventor of lab equipment, casework, and lab furniture the client had. The team then coordinated the new locations of the existing inventory to maximize the reuse of materials, which in turn reduced the number of new items that would need to be purchased.
