Project Narrative

This tenant improvement project spans multiple floors in a newly designed building catering to lab/office tenants with a typical 60/40 lab-to-office mix. The building features two separate towers with floor plates configured for either single-tenant or dual-tenant occupancy, allowing seamless conversion between configurations. Laboratories were designed for maximum flexibility, utilizing movable benches and overhead service carriers connected to ceiling-mounted panels that provide power, data, and laboratory gases. Throughout development, close collaboration with the contractor supported rapid resolution of design and construction challenges, including code-driven modifications and extensive value engineering efforts. These solutions enabled the project team to maintain functionality, flexibility, and long-term value while meeting financial objectives.
