Neighborhoods Built for Every Way of Working

A CAMPUS OVERHAUL

A Proof of Concept for a New Way of Working

BA began working on Seattle Genetics' (now Pfizer) Bothell campus in 2018 to implement the company's new workplace strategy. Building 10, a 44,000-square-foot facility home to 165 staff, became the first test of that strategy, integrating social areas, spaces for reprieve, and traditional open and private office typologies into a series of experimental neighborhoods. Completed between 2020 and 2021, the project became a proof of concept that helped establish a framework for future workplace projects across the campus.

NEIGHBORHOODS BY DESIGN

Departments Segmented, Culture Shared

Each department-based neighborhood came with its own FF&E needs and rigorous AV requirements, requiring careful thought about where and how to integrate flexible work and social spaces the client hadn't previously embraced. A large garage door connects the Level 1 breakroom directly to a new outdoor plaza, extending gathering space beyond the building itself.

SOCIAL, YET PRIVATE

Privacy mattered as much as openness. The client's design standards called for extensive glass and highly reverberative surfaces, creating a real challenge: how to keep spaces visually connected without sacrificing acoustic privacy. BA implemented STC-appropriate wall types, acoustically isolating ceiling treatments, and sound masking technology, allowing high visual connectivity throughout the building without compromising the privacy staff needed.

A RANGE OF SETTINGS

Spaces for Every Kind of Break

Spacious breakrooms sit along the windows, filled with natural light and furniture that encourages interaction. Non-bookable, resi-mercial lounge spaces support casual meetings, while bookable project rooms accommodate work that spans weeks or months. Spa-like shower and locker rooms round out the amenities, supporting bicycle commuters and mid-day workouts alike.

TRANSPARENCY, BALANCED

Glass Everywhere, Privacy Intact

Extensive use of glass throughout offices and conference rooms reinforces transparency and access to daylight, while coordinated acoustical systems let focused work, confidential conversations, and collaborative activity comfortably coexist in the same environment.

A MODEL FOR WHAT CAME NEXT

A Framework the Rest of the Campus Would Follow

Four meeting rooms can fold into a single 3,100-square-foot assembly space in minutes, ready for an all-hands gathering one day and back to individual conference rooms the next — a small daily proof that flexibility and function could coexist. Building 10 became the model the rest of the Seattle Genetics campus would follow.
