Where Retail Becomes a Destination for Health
PATIENT EXPERIENCE
An Arrival That Sets the Tone
This project transforms a former big-box retail space into a comprehensive outpatient health destination, bringing together primary care, specialty care, urgent care, imaging, orthopedics, women's health, and wellness programming under one roof. Rather than replicating the institutional feel of a traditional medical facility, the design reframes what a health center can be – a place that is approachable, convenient, and oriented around the whole person, not just the clinical encounter.
The lobby serves as the experiential anchor of that vision. A large skylight draws natural light deep into the public zone, while digital health resources, a water bar, and curated wellness products create an environment that is both functional and genuinely inviting. Every detail of the arrival sequence – from the reception desk to the soft seating arrangements to the living greenery woven throughout – was designed to reduce patient anxiety and reinforce a sense of care before a single appointment begins.
ADAPTIVE REUSE
A New Model for Community Care
The retail-to-healthcare conversion leverages the building's open structure and high visibility within its commercial context. The design integrates a wide range of services into a single cohesive environment, reducing the burden on patients navigating a fragmented system and reinforcing the health center's role as a true community resource. Waiting areas and reception zones are scaled for openness, with natural light, warm materials, and abundant interior greenery reducing the institutional quality often associated with outpatient settings.
A central project goal was expanding the definition of a health center to include prevention, education, and lifestyle support alongside traditional clinical services. The facility incorporates dedicated wellness and fitness spaces, women's health programming, and nutrition and integrative medicine offerings that reflect a holistic approach to patient health. An outdoor patio extends the program beyond the building envelope, supporting fitness classes, education programs, and community health events that take full advantage of the coastal climate. This programming directly supports a broader strategy of meeting patients where they are – not just treating illness but building environments that actively encourage wellbeing.
DESIGN APPROACH
Clinical Performance, Patient Comfort
Interior planning prioritizes efficient clinical adjacencies and intuitive patient flow throughout the facility. Exam rooms, diagnostic imaging suites, and specialty care zones are organized into clearly defined areas, with shared support spaces positioned to minimize staff travel and maximize care team efficiency. Advanced imaging – including MRI, CT, ultrasound, and DEXA – is integrated alongside urgent care and physical therapy, creating a one-stop environment for a broad range of patient needs.
At the same time, the design balances clinical performance with a strong focus on comfort and experience. Soft color palettes, residential-quality finishes, and carefully positioned natural light create an environment where patients feel at ease and providers have what they need to deliver focused, unhurried care.

Everything in One Place
Advanced imaging – including MRI, CT, ultrasound, and DEXA – sits alongside urgent care, orthopedics, women's health, and specialty clinics, all within a facility designed from the outset to feel like a destination rather than an obligation. Each service area carries the same material language and design intent as the public zones, ensuring that the sense of care and quality is consistent regardless of where a patient's visit takes them. The facility consolidates services that would typically require patients to visit multiple locations, reinforcing the health center's role as a true community resource.
Throughout the facility, individual care spaces are designed with the same attention to material and atmosphere as the public zones. Soft color palettes, residential-quality finishes, and carefully positioned natural light create an environment where patients feel at ease, and where providers have what they need to deliver focused, unhurried care. Biophilic elements, including living green walls and nature-inspired artwork, carry through from the lobby into clinical areas, reinforcing a sense of continuity and calm that persists well beyond the arrival experience. The attention to detail throughout reflects a deliberate effort to treat every moment of a patient's visit as an opportunity to support comfort and confidence – resulting in a space that holds both clinical precision and human warmth.
