PROJECT NARRATIVE
This project consolidated a specialty medical program that had previously been dispersed across eight floors of another building into a single, purpose-built headquarters and outpatient care environment. The approximately 22,000-square-foot facility brings together clinical, research, pharmacy, and administrative functions under one roof for an organization providing medical care and education to patients with inherited bleeding disorders. The completed space includes a 2,100-square-foot pharmacy for the receipt, storage, and distribution of specialty medications, a 4,500-square-foot outpatient clinic with exam rooms, consultation offices, and dedicated physical therapy space, and a 700-square-foot laboratory supporting clinical studies and future gene therapy research.
Converting existing office space into a healthcare occupancy required a complex change of use from office to medical office building, including the addition of new emergency power infrastructure to meet code requirements for the clinical program. The project was delivered during the COVID-19 era, requiring close coordination among the owner, design team, contractor, and building management to navigate material lead times and schedule constraints while working within an occupied downtown office tower. The design team worked closely with the contractor to identify and approve alternates that kept the project on schedule and within budget despite these disruptions.
The completed headquarters gives the organization a unified home that brings together patient care, specialized pharmacy services, research activities, and administrative functions in a single location. By consolidating previously fragmented operations onto one floor, the facility improves efficiency for staff and enhances the experience for patients seeking specialized care for bleeding disorders.
