Frasier Independent Living Addition - The Vistas

Frasier Independent Living Addition - The Vistas

Project Narrative

Frasier is a not-for-profit Life Plan Community with a rich history of serving older adults in Boulder, Colorado. Frasier offers a full continuum of care, including independent living, assisted living, memory support, and skilled nursing. Now home to almost 500 residents across 395, the latest chapter in Frasier’s legacy is The Vistas, a new 175,000-square-foot, four-story independent living building that will add 96 new apartments to the campus, along with two levels of underground parking, and a wide array of resident-focused amenities like a rooftop lounge and meeting and game areas. This project is the result of a deep collaboration between Frasier and their longtime neighbor, Mountain View United Methodist Church (MVUMC), along with current residents, neighbors, and the City of Boulder. As Frasier responded to a growing waitlist—currently comprised of over 800 households—and MVUMC evaluated how to reinvest in its underutilized property, the two organizations came together to envision a shared future. After more than a year of joint planning with Boulder Associates, the partners identified shared goals that center on community, sustainability, operational functionality, and long-term adaptability.
