A SECOND CHANCE FOR THE SITE

From Restaurant Site to Childcare Center

Bright Horizons saw an emerging market in the growing Seattle suburb of Woodinville, and when a development originally planned for a restaurant and office became available, Bright Horizons seized the opportunity. The site's generous footprint allowed for a perfectly sized childcare center—13,200 square feet of interior space serving up to 164 children, with 4,600 square feet dedicated to outdoor play and ample on-site parking.

BUILDING SYSTEMS FROM THE GROUND UP

Because the project originated with a development team that had limited experience delivering commercial childcare facilities, BA played an active role in coordinating critical building systems early in the process. The team provided out-of-sequence input during shell and core development, ensuring underground utilities, HVAC systems, and plumbing infrastructure could support the specialized requirements of a licensed childcare environment.


DESIGNED FOR OUTDOOR TIME

Room to Explore, Room to Grow

The site's generous size allowed the project team to provide a large exterior play environment while maintaining ample parking and convenient family access. The 4,600-square-foot outdoor play area was carefully planned to support active play, exploration, and staff observation, maximizing children's access to the outdoors throughout the day.

A SAFE, WELCOMING SETTING

A Space Built for Children and Families

Inside, the center was designed to provide children, families, and staff with a safe, welcoming, and highly functional environment. Bright, naturally lit spaces support Bright Horizons' early childhood education program from the moment families walk through the door.

A VIEW WORTH KEEPING

A Rural Setting, Close at Hand

Set within a rural environment, the facility takes advantage of views of Mount Rainier, nearby hills, and surrounding farmland, creating a strong visual connection to the natural landscape beyond the building itself.

BUILT FOR 164

A Speculative Site, A Purpose-Built Result

What started as a restaurant-and-office pad in a growing suburb is now a licensed home for 164 children—proof that with the right early coordination, even a site never meant for childcare can be shaped into exactly that.
