Bright Horizons Block 18 Childcare Center

Creating an Urban Learning Environment
Bright Horizons Block 18 transformed space within a new downtown Seattle high-rise into a vibrant early learning center designed to serve up to 122 children. Located within the Block 18 development, the project involved a first-time tenant improvement spanning three levels and approximately 9,971 square feet of interior space, complemented by a 4,302-square-foot outdoor playground. The design carefully balanced the needs of young learners with the unique conditions of an urban environment, creating welcoming classrooms, support spaces, and play areas within the context of a dense commercial district.
Designing for Children in a Vertical City
The project presented a unique opportunity to bring high-quality early childhood education into the heart of Seattle’s urban core. Boulder Associates served as Architect of Record from programming through occupancy, coordinating the full interior transformation and integration of building systems, including HVAC, plumbing, and electrical infrastructure. The center’s location within a high-rise commercial building required thoughtful planning to create safe, engaging spaces for children while maximizing natural light, city views, and connections to the outdoors. An elevated playground with custom play surfaces, fencing, and equipment provides an enriching outdoor environment rarely found in urban childcare settings, while offering visibility and activity within the larger campus environment.

Delivering Value Through Challenge and Change
The project advanced through design and construction during a period marked by significant market uncertainty and the impacts of the COVID-19 pandemic. Despite schedule disruptions and evolving budget constraints, the design team worked closely with Bright Horizons and project partners to maintain the vision for the center while identifying opportunities for value engineering. Strategic refinements to the playground scope helped reduce costs and support project viability during a challenging financial period. The result is a modern early education facility that delivers a safe, stimulating environment for children and families while demonstrating the adaptability, collaboration, and problem-solving required to bring complex urban projects to completion.
