PROJECT NARRATIVE
Beacon Capital is part of the transformation of the Elliott Bay Laboratories property at 3005 First Avenue in Seattle into a modern, flexible laboratory environment. Working with Beacon Capital, the team converted existing office and administrative areas into speculative BSL-2 laboratory suites capable of supporting a variety of future life science tenants. The project included upgrades to building infrastructure, mechanical systems, life-safety systems, and energy performance requirements, ensuring the facility could accommodate advanced laboratory operations while remaining adaptable for future users. As part of the broader repositioning effort, public restrooms and common areas were refreshed to enhance the tenant experience. The result is a flexible, market-ready laboratory environment that supports Seattle's growing life science sector while maximizing the value of an existing urban building.
