This renovation project delivers a new experience for patients undergoing cancer treatment in Newport Beach and the surrounding areas, with a deep focus on providing a truly patient-centered approach. The design team worked closely with staff and user teams to develop an ideal operational flow for the care team and the patient journey, understanding that patients often stay within the facility for multiple hours and sometimes need to see multiple provider types during a single visit. The project includes a second-floor infusion center and pharmacy, grounded by an expansive double-height waiting room and window-lined reception area. The project team paid particular attention in the infusion area to designating flexible spaces for differing levels of social interaction, ensuring patient autonomy in selecting their preferred level of socialization. Central to the infusion area is a space for friends, family, and caregivers to comfortably wait while patients are in treatment. Subtle elements like opacity gradients in glass partitions create a sense of spatial delineation and privacy for patients while maintaining sightlines and access for staff. The focal point of the space is the nearly 180-degree view of the ocean from two intersecting walls that overlook the Pacific. A third-floor medical oncology clinic provides flexible space for rotating providers, understanding that oncologists provide care from multiple locations, including surgical settings, and require the utmost flexibility in the clinical care environment. To this end, the team fastidiously explored layouts, furniture, and finishes in exam rooms within the medical oncology clinic through eight mock-ups with multiple doctors and providers to determine the ideal layout. The rooms are designed to support a non-clinical exchange between providers and patients, creating an atmosphere of calm and collaboration. Beyond the clinical spaces, the redesign of the cancer center refocuses on the patient experience by recognizing the holistic impacts of cancer care in patients’ lives. Learning and wellness space support the facility’s clinical functionality—including massage, acupuncture, yoga, and conference and dining areas. The newly constructed space will feature additional exam rooms, infusion center chairs, and a deep focus on providing a truly patient-centered approach to treatment and access to physician specialists. The shell is OSHPD 1 while the interior is OSHPD 3. Though the project is not quite yet complete with construction, we have included it because of scope relevance. Mila/Darci's take (rough): This project was designed to deliver a new experience to conquer cancer; the existing cancer center it’s replaced supports infusion, radiation oncology, medical oncology, and surgical oncology but is dated and does not support a collaborative care model. We worked closely with the user team to develop an ideal operational state for the care team with a space that supports these operations. One challenge faced was that the existing center was operational and was required to remain operational through the design and construction of its replacement. Boulder Associates supported the team by developing move strategies and phasing plans that allowed the project to be completed over phases while maintaining clinical services. The 2nd floor includes a large and open waiting area and reception desk with a double-height ceiling. Then follows the patients to the scheduler’s desk for check-in and check-out convenience. The treatment bays are placed along the storefront windows to get a breezy beach view. Lounge furniture is also located next to the treatment bays and exterior windows to promote social interaction. The social lounge area was designed with warm wood ceilings and the flexibility of additional privacy or openness for patients. Research indicates that cancer is touching a younger demographic, and many patients live years while managing cancer and maintaining regular daily functions. The infusion center was designed to provide patients with the amenities and options for how they want to receive treatment, supporting: social interaction with peers, working, listening to music, resting, or reading. Our team shadowed the clinical team to align their ideal state operational model with the clinic care model, providing adequate touch-down spaces to park mobile workstations bringing clinical staff closer to patient care. The 3rd floor is home to the surgical and medical oncology clinic providing integrated service between infusion treatment, the patient, and the provider. We worked closely with the user team to develop the ideal consult room that would support the exam function if required. The third-floor oncology clinic has a welcoming vibe with a long corridor by the storefront windows with lounge furniture. The exam rooms are dedicated to surgical and medical oncology rooms. For surgical oncology, there are 16 exams, one treatment, and one consult room. For medical oncology, there are 18 exam rooms and one consult room. The exam rooms are designed for flexibility, innovation, and patient comfort. They are meant for the patients and their patient care partners to have a non-clinical experience, to allow for face-to-face provider interaction, and they are integrated with convenient and functional ways to share information and charting.

16,460 s.f. renovation of second floor of existing cancer center for infusion area and USP 797/800 pharmacy, and 18,088 s.f. interior refresh of the third floor medical oncology clinics, waiting lobby, and conference room. OSHPD 1 shell with OSHPD 3 interior.
